How many appraisors
does it take to screw in
a lightbulb?
First, if in the appraiser’s opinion, the original light bulb should be changed, the appraiser must identify and set forth any additional data considered and relied upon and the reasoning and basis for using a new light bulb. |

What's Selling? Who's Buying?
Filled with optimism and ready to buy,
first timers are
dominating the market. - Carolyn Ireland
Julie and Grant Wethers would like to bolster the number of sales in the Toronto real estate market. They just can't find a house they want to buy.
The couple have been searching for about six months now, since returning from Calgary last fall.
And while prices in the Toronto area have slipped, they haven't tumbled the way many buyers were anticipating. "That's been a relief to a lot of people, but not to us," Mr. Wethers says.
The shift from a seller's to a buyer's market in Toronto has created a paradox: Homeowners are reluctant to list their properties because they fear they won't sell for a good price.
Meanwhile, buyers such as the Wethers become increasingly frustrated by the dearth of quality homes to choose from.
"It creates a lot of inertia in the market," Mr. Wethers says.

Mike Holmes New Show Holmes Inspection
Raymond Wand RHI
Mike has just begun production on a new series called “Holmes Inspection”, that profiles home inspections gone wrong. “Holmes Inspection” will start airing in Fall 2009 on HGTV Canada.
This should prove interesting. I wonder how the numerous home inspection associations and their members will be portrayed. I suspect Mike will be calling it as he sees it, and things being equal will call for licencing to clean up and stem the number of unqualified inspectors coming into the field by home inspectors schools which falsely advertise all manner of claims about lucrative income through home inspection.

Moving House the Green Way
Michael Bloch
During my misspent youth, I moved dozens of times. It wasn't so bad then as I often had little more than a couple of bags. When I became a "responsible adult", suddenly I started to accumulate stuff at a frightening rate and each move became more expensive and time consuming.
There's not only the time and financial cost, but also an environmental price in moving house. At any given time, millions are on the move; sometimes just across the street or across the country and world. Millions of movers means millions of miles, and then there's all the peripheral items involved such as packing materials - often used once, then thrown away.
Here's some ideas on how to make your next move a little greener.
